These Terms of Use govern your use of the OpenHouse website at onopenhouse.co.uk (the "Site"), operated by LION'S POINT LTD, trading as OpenHouse("OpenHouse", "we", "us"). By using the Site you agree to these terms. If you do not agree, please do not use the Site.

1. Who we are and what we do

OpenHouse is a marketing and introduction platform for new-build homes in London. We showcase developments on behalf of property developers and connect interested buyers with them. We are not the seller, developer or the estate agent of record for any property, and we do not act as your agent in a transaction. Any purchase is a matter between you and the relevant developer (and your professional advisers).

2. Accuracy of listings

Development and property information — including prices, availability, sizes, floor plans, specifications, computer-generated images and completion dates — is provided by third-party developers and may change or contain errors. We take reasonable care but do not warrant that any listing information is accurate, complete or up to date. Nothing on the Site is an offer, a contract, or a statement of fact you should rely on when deciding to buy. Always verify the details directly with the developer and through your solicitor and surveyor before committing.

3. Not advice

Content on the Site (including any calculators, yields, or affordability and mortgage tools) is provided for general information only and is not financial, mortgage, investment, legal or tax advice. Figures are estimates. You should take independent professional advice before making any decision. OpenHouse is not authorised or regulated by the Financial Conduct Authority; where you request mortgage help we introduce you to an FCA-authorised partner adviser and may receive a referral fee.

4. Using the Site and accounts

• You may use the Site only for lawful purposes and in line with these terms.
• You must not misuse the Site, attempt to gain unauthorised access, scrape or copy content at scale, introduce malicious code, or disrupt the Site.
• If you create an account, you are responsible for keeping your login details secure and for activity under your account.
• Information you submit must be accurate and your own to share.

5. Intellectual property

The Site, the OpenHouse name and logo, and its design, text and other content are owned by us or our licensors and are protected by intellectual property laws. Development imagery and particulars remain the property of the relevant developers. You may view and use the Site for your personal, non-commercial use; you may not otherwise copy, reproduce or exploit the content without permission.

6. Third-party links

The Site may link to third-party websites (including developers and our mortgage partner). We are not responsible for their content, products or privacy practices, and a link does not imply endorsement.

7. Limitation of liability

To the fullest extent permitted by law, we exclude all implied warranties and are not liable for any loss arising from your use of, or reliance on, the Site or its content, including inaccurate listing information, or from any dealings with a developer or third party. Nothing in these terms limits or excludes liability that cannot be limited or excluded by law (including liability for death or personal injury caused by negligence, or for fraud).

8. Changes

We may change the Site, its content, or these terms at any time. The "last updated" date shows the current version; continued use after a change means you accept the updated terms.

9. Governing law

These terms and any dispute relating to them are governed by the laws of England and Wales, and are subject to the exclusive jurisdiction of the courts of England and Wales.
